Worst company and worst building

Absolutely the worst building and company.
Poor staff, security and management. Cheap building, loud, drunk neighbours, dirty, cockroaches everywhere. Management is absolutely horrendous and ignore all your complaints. All they care about is getting the rent paid.
Disgusting buildings and management.
Security is absolutely useless and clueless at everything.

Horrible work flow system but luckily have one helpful staff called Amr Ahmed Fouad Sabry Moftah

The whole experience to deal with the company is horrible, no single person is responsible for my case and no real person I can talk to after one month email back and forth if luckily can get their email but not really reply to your point.

I was selling my property and trying to get a no objection certificate (NOC) from the company. My frd in Dubai was holding my Power of Attorney (POA) and went their office more than 10 times in a month, they just ask us to submit different documents piece by piece instead of a list of documents at once. The most ridiculous document they request myself to ask their other departments like about service charge and country club to issue a proof that I have no outstanding about those fees. How ridiculous it is! It’s their responsibility to check those outstandings and give me the answer instead of asking the client to do the work for them. They do believe that they are supreme government agency and all of you are betting from me!

After several rounds of back and forth communication, they said all outstanding installments have to be cleared before getting the NOC, at this time point, already about 3 weeks since submitting the NOC application and application fee. And more importantly, they just send out a statement with the wrong due date of the installment which is not updated according to the handover notice when is 1.5 years delay for handover. Given the time constraint of the buyer’s mortgage offer, I have surged the company by sending several emails to update due date and reflect in the updated customer statement because which will affect how much I need to pay so that I can get the NOC but there is no single email to reponse my question about how much I need to pay to get NOC and insist the customer statement is correct and final. My frd holding my POA went their office and wanna find someone to talk to, they refuse to talk to my frd and said that they wont meet person with POA and please send email which I have sent plenty but no real response and no single real person is accountable coz the email is a corporate email and no signature below like a machine. It feels like a dead loop.

Given the time limit, I have to put down everything in HK and bought an expensive air ticket to fly there and stand in front of them to make them talk to me and do their job with no sleep for 30 hrs. However, they still dont give it a shit given their supreme status. When I get there, they still play ping pong with me that it need to be double checked with different department and it takes time, I have seated in their office for 4.5 hrs from 9.30 am until 2 pm. After some dramatic and loud arguement, finally there is one real person called Amr Ahmed Fouad Sabry Moftahwho are responsive and helpful come to me and explain everything to me and take my case and follow up with it. And he helped me to talk to the finance department after I told him the calculation why their original one is not correct and why this would affect my NOC. He is the only person in the office would understand my problem and try to solve it. All other staff just pass through different issue to different department and not responsible for anything, no way to make them accountable! That’s why the system is ridiculously bureaucratic.

After I settled the outstanding due installments the next day, they calculated the wrong number about the late penalty charge again. After few hours and waiting, they still can’t get it right and insist they have nothing wrong. Again I need find my way to speak to Amr Ahmed Fouad Sabry Moftah and explain to him and calculate with him about why their finance’s calculation is wrong. With his help, I finally can settle those issues by payment the correct amount so that I can get the correct customer statement and NOC in the next 2 working days.

3 weeks back and forth email communications and 1 week trip to Dubai with 4-5 hrs a day in 3 straight working days in their office and luckily having very helpful Amr just for such simple issue, what a cost to deal with this company.

For everyone who have to deal with Wasl, I believe Amr is the best person you could ever talk to in the company and he will be the only person who care about your issue and try to help you out directly. For other people if not have to, better stay away from the company forever!

WORST REAL ESTATE IN UAE

this real estate is cheating. when we are inquiring about the building, they inform us that it is ‘chiller free’ but after 3 months we received a message regarding that we need to register to aqua cool that is mandatory.
we tried to contact them to complain why we need to register after 3 months. when we read the contract of aquacool it was mentioned that we should register before moving in. and nothing happened.
they just give us headache and stress.
this will be the first and last, we will rent in this kind of properties.
i wouldn’t recommend these properties to anyone.

A very bad building management.

We rented a flat in one of the buildings that belongs to Wasl Properties from a year and they told us that the building is a family building until we discovered that it was a lie the neighbors on top are bachelors and since then we were complaining and no action has been taken in fact they lied to us many times telling that they will put them out and it never happened.
Until we discovered the reason, the security told us that they are locals reason why Wasl cannot do anything.
This is a discrimination and against the rules in Dubai and we will escalate this problem.
The flat is bachelors and they are causing a very loud impolite noises and yet Wasl didn’t take any action.

I have been following up security deposit refund. Every time I call I get an answer it is in progress. Customer care says pending with another department and call cannot be transferred neither do they call back or reply to email sent. An automated email comes in that’s all.

I have been living in Dubai for 12 years and this is the worst worst place I have ever lived and the Wasl group is the absolute worst company.
They ignore all your requests, they do not respond to mails, phone calls and complaints. Security sit around, watch youtube videos and ignore you too.
Please people, do not waste your money, time and energy trying to live here. You will truly truly regret it like I am.

putting (unverified) violation fees

If you think of leasing any of WASL properties, I strongly suggest you think twice.

I am a tenant of one of Wasl Properties for a 2 bedroom contract apartment over the last 3 years (since 2020). Before the renewal of my 3rd year contract they put a violation on my account for the amount of AED 8000/- for an assumption of subleasing with no evidence. Only because I was not at home during the inspection as it was a working hour and they found 1 guest with my sibling – they immediately assume I am subleasing it. I tried to justify and file dispute on the violation with no delay (I have to send reminders for my emails to get a respond) but WASL inspection team were not ready to listen. They didn’t find any division or partition or any bed space in my flat to conclude the violation. BTW, there’s no option to contact them directly, you have to go through the customer service line where you have to explain the story from top-bottom EVERY TIME.

They just insist to pay – which I believe is an easy income for them. The violation fees was issued towards end of April 2023 after the inspection (Jan 4 2023) and after the renewal of my 3rd contract (16th January 2023). If the violation is true and fair, they would have terminated my contract with immediate effect (as per the terms mentioned on the tenancy agreement) and if they responded to my queries regarding the violation at that time itself I wouldn’t have renewed my contract. The inspection team said renewal is different department and inspection is different? this reasoning is illogical as I am having a single contract and everything is link to 1 account only.

More so, in the experience centre where I expect a customer service happiness, you will feel extremely unhappy. There is no exemptions or priority lane for people of determination/pregnant women (this special service is present in all other establishments, consulates, other government offices) but missing in Wasl.

Customer Service Response to a Request

I had requested my car park cancellation out of 2 of the parking which I have in possession. Wasl R453 have asked us to cancel one of them and since car park A is quite far from the lobby we decided to cancel parking A as we have an 84-year-old grandmother residing with us. Car park B is quite close to the lobby and relatively easier for her to walk to the lobby.
The employee (a lady) working at the office was quite rude and unprofessional. She said that we need to cancel car park B as it is not considered free parking but in fact, we are paying 3000 extra for the parking. She didn’t even try to understand the situation or request alternatives.
Customer Service is abysmal, rude, and unprofessional.
The call took place at 12:55pm on 9th March, 2023

Rented an apartment in Wasl Port Views and since 6 months, we have had the most horrific experience! Construction noises everyday very very heavy! Move in date

I had a contract for a move in date of 3rd December and I had to chase everyday until I received the contract (1st December). Wasl on the other hand was very quick and efficient to take the payment. If I hadn’t chased I probably would have received it after the move-in date. Thereafter, the security and his supervisor were clueless that somebody was moving in the apartment and even more unware of the move in date and told me the place is dirty and didn’t care to follow up and clean the place. I called Wasl customer line so many times each time the person would just read a script to me and probably wouldn’t even bother doing anything on it. It’s appalling and disappointing for such incompetency of a simple process. Lack of communication within the team of Wasl resulted in a terrible move in experience.

The security and the supervisor were not helpful at all and didn’t even care.

I would not rent with Wasl again.

I shouldn’t have to chase to get.

horrible experience. They have introduced all the processes through the application and there is no contact person. you will feel a hard time with wasl closing-out procedure. it took me 01 week to hand over the keys. No one is ready to take over and daily i was visiting their wasl vita. They didnt close my account for 3 months and they keep on adding fines for dishonored cheques also fines from bank.
None of the people is ready to take responsibility- neither customer care, security, or email responses.
Don’t prefer renting through wasl. better go to other local agents.

Customer Waiting Time in Experience Center

Today on Monday 17-10-2022 I visited their so called Experience Center and literally for more than one hour and fifteen minutes, no one even say Hi to me. I was there to get info for Jumeirah Golf Estate information.
Their staff Sana, Jenny never replies their whatsapp messages and never answers their call. They may be very beneficial for the organization in terms of revenue but in customer services perspective they both are – 1000%.
Wasl should emphasize on this through training on a regular basis.

Pathetic never look for Wasl properties

It is pathetic, I have taken an apartment in Wasl Crystal 4, the company is only ready to advance payment, commission and deposit however the building is not maintained, the AC is not working, you cannot take an internet connect because the cabling for WiFi is not done. When I moved into the apartment it was not clean and they didn’t clean it for 2 days. It’s been 9 days I have moved in but the air-condition is not fixed, their technicians are not qualified. Visitors Are Not Allowed after 8PM

Don’t expect your security deposit back while leaving

Don’t expect the security deposit back while leaving. I lived 7 years(from 2012 to 2019) at P480/104 at Al Qusais 1. I got a bill stating AED 1750/- (same as my security deposit) with some photos showing some repairs on the kitchen cabinet. In fact everything was intact and the kitchen cabinet was too old to repair and already lived its life. Contacted the customer support but no support at all. I still got the pictures with me if anyone want to see. Terrible experience. Good luck guys!

It’s not what you expected is what you will get. Whatever you agreed with the agent did not happened. Improper coordination or awarenes to the agent about the rule being implemented and the client are becoming the victim. We were not informed about the rules and you will just know it after you signed the contract. From the hand over of key until the transferring period has been horrible. They will block all your things first and they will screen which is allowed and not and they will take picture everything that you will enter in your newly, paid rented flat. Even 1 bed will take an approval from the management. And the worse thing is you need to call everyone before they will let your things in. Even beds, it needs to be compliant with what they required wherein at the 1st place you were not informed. Bunk bed are not allowed, single bed but the double bed size, single bed but with an ark at the headpart. It is really frustrating what kind of rules are this. Waste of time, effort, money and emotionally upset.

The whole experience to deal with the company is horrible, no single person is responsible for my case and no real person I can talk to after one month email back and forth if luckily can get their email but not really reply to your point.

I was selling my property and trying to get a no objection certificate (NOC) from the company. My frd in Dubai was holding my Power of Attorney (POA) and went their office more than 10 times in a month, they just ask us to submit different documents piece by piece instead of a list of documents at once. The most ridiculous document they request myself to ask their other departments like about service charge and country club to issue a proof that I have no outstanding about those fees. How ridiculous it is! It’s their responsibility to check those outstandings and give me the answer instead of asking the client to do the work for them. They do believe that they are supreme government agency and all of you are betting from me!

After several rounds of back and forth communication, they said all outstanding installments have to be cleared before getting the NOC, at this time point, already about 3 weeks since submitting the NOC application and application fee. And more importantly, they just send out a statement with the wrong due date of the installment which is not updated according to the handover notice when is 1.5 years delay for handover. Given the time constraint of the buyer’s mortgage offer, I have surged the company by sending several emails to update due date and reflect in the updated customer statement because which will affect how much I need to pay so that I can get the NOC but there is no single email to reponse my question about how much I need to pay to get NOC and insist the customer statement is correct and final. My frd holding my POA went their office and wanna find someone to talk to, they refuse to talk to my frd and said that they wont meet person with POA and please send email which I have sent plenty but no real response and no single real person is accountable coz the email is a corporate email and no signature below like a machine. It feels like a dead loop.

Given the time limit, I have to put down everything in HK and bought an expensive air ticket to fly there and stand in front of them to make them talk to me and do their job with no sleep for 30 hrs. However, they still dont give it a shit given their supreme status. When I get there, they still play ping pong with me that it need to be double checked with different department and it takes time, I have seated in their office for 4.5 hrs from 9.30 am until 2 pm. After some dramatic and loud arguement, finally there is one real person called Amr Ahmed Fouad Sabry Moftahwho are responsive and helpful come to me and explain everything to me and take my case and follow up with it. And he helped me to talk to the finance department after I told him the calculation why their original one is not correct and why this would affect my NOC. He is the only person in the office would understand my problem and try to solve it. All other staff just pass through different issue to different department and not responsible for anything, no way to make them accountable! That’s why the system is ridiculously bureaucratic.

After I settled the outstanding due installments the next day, they calculated the wrong number about the late penalty charge again. After few hours and waiting, they still can’t get it right and insist they have nothing wrong. Again I need find my way to speak to Amr Ahmed Fouad Sabry Moftah and explain to him and calculate with him about why their finance’s calculation is wrong. With his help, I finally can settle those issues by payment the correct amount so that I can get the correct customer statement and NOC in the next 2 working days.

3 weeks back and forth email communications and 1 week trip to Dubai with 4-5 hrs a day in 3 straight working days in their office and luckily having very helpful Amr just for such simple issue, what a cost to deal with this company.

For everyone who have to deal with Wasl, I believe Amr is the best person you could ever talk to in the company and he will be the only person who care about your issue and try to help you out directly. For other people if not have to, better stay away from the company forever!

this real estate is cheating. when we are inquiring about the building, they inform us that it is ‘chiller free’ but after 3 months we received a message regarding that we need to register to aqua cool that is mandatory.
we tried to contact them to complain why we need to register after 3 months. when we read the contract of aquacool it was mentioned that we should register before moving in. and nothing happened.
they just give us headache and stress.
this will be the first and last, we will rent in this kind of properties.
i wouldn’t recommend these properties to anyone.

A very bad building management.

We rented a flat in one of the buildings that belongs to Wasl Properties from a year and they told us that the building is a family building until we discovered that it was a lie the neighbors on top are bachelors and since then we were complaining and no action has been taken in fact they lied to us many times telling that they will put them out and it never happened.
Until we discovered the reason, the security told us that they are locals reason why Wasl cannot do anything.
This is a discrimination and against the rules in Dubai and we will escalate this problem.
The flat is bachelors and they are causing a very loud impolite noises and yet Wasl didn’t take any action.

If you think of leasing any of WASL properties, I strongly suggest you think twice.

I am a tenant of one of Wasl Properties for a 2 bedroom contract apartment over the last 3 years (since 2020). Before the renewal of my 3rd year contract they put a violation on my account for the amount of AED 8000/- for an assumption of subleasing with no evidence. Only because I was not at home during the inspection as it was a working hour and they found 1 guest with my sibling – they immediately assume I am subleasing it. I tried to justify and file dispute on the violation with no delay (I have to send reminders for my emails to get a respond) but WASL inspection team were not ready to listen. They didn’t find any division or partition or any bed space in my flat to conclude the violation. BTW, there’s no option to contact them directly, you have to go through the customer service line where you have to explain the story from top-bottom EVERY TIME.

They just insist to pay – which I believe is an easy income for them. The violation fees was issued towards end of April 2023 after the inspection (Jan 4 2023) and after the renewal of my 3rd contract (16th January 2023). If the violation is true and fair, they would have terminated my contract with immediate effect (as per the terms mentioned on the tenancy agreement) and if they responded to my queries regarding the violation at that time itself I wouldn’t have renewed my contract. The inspection team said renewal is different department and inspection is different? this reasoning is illogical as I am having a single contract and everything is link to 1 account only.

More so, in the experience centre where I expect a customer service happiness, you will feel extremely unhappy. There is no exemptions or priority lane for people of determination/pregnant women (this special service is present in all other establishments, consulates, other government offices) but missing in Wasl.

Customer Service Response to a Request

I had requested my car park cancellation out of 2 of the parking which I have in possession. Wasl R453 have asked us to cancel one of them and since car park A is quite far from the lobby we decided to cancel parking A as we have an 84-year-old grandmother residing with us. Car park B is quite close to the lobby and relatively easier for her to walk to the lobby.
The employee (a lady) working at the office was quite rude and unprofessional. She said that we need to cancel car park B as it is not considered free parking but in fact, we are paying 3000 extra for the parking. She didn’t even try to understand the situation or request alternatives.
Customer Service is abysmal, rude, and unprofessional.
The call took place at 12:55pm on 9th March, 2023

Move in date

I had a contract for a move in date of 3rd December and I had to chase everyday until I received the contract (1st December). Wasl on the other hand was very quick and efficient to take the payment. If I hadn’t chased I probably would have received it after the move-in date. Thereafter, the security and his supervisor were clueless that somebody was moving in the apartment and even more unware of the move in date and told me the place is dirty and didn’t care to follow up and clean the place. I called Wasl customer line so many times each time the person would just read a script to me and probably wouldn’t even bother doing anything on it. It’s appalling and disappointing for such incompetency of a simple process. Lack of communication within the team of Wasl resulted in a terrible move in experience.

The security and the supervisor were not helpful at all and didn’t even care.

I would not rent with Wasl again.

I shouldn’t have to chase to get.

They have introduced all the processes through the application and there is no contact person. you will feel a hard time with wasl closing-out procedure. it took me 01 week to hand over the keys. No one is ready to take over and daily i was visiting their wasl vita. They didnt close my account for 3 months and they keep on adding fines for dishonored cheques also fines from bank.
None of the people is ready to take responsibility- neither customer care, security, or email responses.
Don’t prefer renting through wasl. better go to other local agents.

Customer Waiting Time in Experience Center

Today on Monday 17-10-2022 I visited their so called Experience Center and literally for more than one hour and fifteen minutes, no one even say Hi to me. I was there to get info for Jumeirah Golf Estate information.
Their staff Sana, Jenny never replies their whatsapp messages and never answers their call. They may be very beneficial for the organization in terms of revenue but in customer services perspective they both are – 1000%.
Wasl should emphasize on this through training on a regular basis.

It is pathetic, I have taken an apartment in Wasl Crystal 4, the company is only ready to advance payment, commission and deposit however the building is not maintained, the AC is not working, you cannot take an internet connect because the cabling for WiFi is not done. Don’t expect your security deposit back while leaving

Don’t expect the security deposit back while leaving. I lived 7 years(from 2012 to 2019) at P480/104 at Al Qusais 1. I got a bill stating AED 1750/- (same as my security deposit) with some photos showing some repairs on the kitchen cabinet. In fact everything was intact and the kitchen cabinet was too old to repair and already lived its life. Contacted the customer support but no support at all. I still got the pictures with me if anyone want to see. Terrible experience. Good luck guys!

It’s not what you expected is what you will get. Whatever you agreed with the agent did not happened. Improper coordination or awarenes to the agent about the rule being implemented and the client are becoming the victim. We were not informed about the rules and you will just know it after you signed the contract. From the hand over of key until the transferring period has been horrible. They will block all your things first and they will screen which is allowed and not and they will take picture everything that you will enter in your newly, paid rented flat. Even 1 bed will take an approval from the management. And the worse thing is you need to call everyone before they will let your things in. Even beds, it needs to be compliant with what they required wherein at the 1st place you were not informed. Bunk bed are not allowed, single bed but the double bed size, single bed but with an ark at the headpart. It is really frustrating what kind of rules are this. Waste of time, effort, money and emotionally upset.
