I’m sharing this feedback with deep frustration and zero sugarcoating. This is a wake-up call for those who think they’re untouchable or hide behind the “we’re big boys” excuse. Time to face facts.

The nightmare began the moment we moved into the SHK building in Al Jadaf. Our broker, who confidently showed this apartment to us, completely dropped the ball. We said YES immediately, despite obvious red flags: seepage marks, cleaning conditions, public toilet stench in bathrooms, and pests (Cockroaches) running around.

We were given empty promises that it would all be fixed before moving in. What we got was a lazy, superficial cover-up. The seepage was still wet when we moved in.

The “Security Guard” is just a powerless mouthpiece—can’t even replace a sewage cover. Zero authority, zero use. Just passing messages and pretending it counts as action.

We had to submit a long maintenance list, and of course, nothing moved until I escalated to the top—Mr. Waseem, who is the head of maintenance, and was very responsive. He sent Harish, one of the very few bright spots in this disaster. Harish is proactive, respectful, and willing to tackle problems one by one. It’s been over a month and though we’re still in “work in progress” mode. Credit where it’s due—Harish is trying. But that doesn’t excuse the mess that led us here.

The public areas are another level of neglect. This building is just 6–7 years old, but it looks like it’s been kept with zero initiative. Why? Because of penny-pinching maintenance. Air conditioning in public spaces? Mostly off. Terraces? Disgusting—more like garbage dumps. The smell from the bathroom shafts? Absolutely revolting.

I have photos. I have videos. I could blast them out right now, but I’m holding back to give management a chance to fix this wreck. But let’s be clear: this is an opportunity. Get it together.

Muna Karama Building, and would like to bring a matter of serious concern to your immediate attention. At the time of signing the lease, we were not informed that a significant number of bachelors were residing in the building. Unfortunately, this has created an environment that is extremely uncomfortable and distressing for us, particularly for my wife.

She feels unsafe using the common areas, especially the lift and hallways, due to the inappropriate behavior and unsettling stares from these individuals. Additionally, many of them are inappropriately dressed, and there is often a strong, unpleasant odor throughout the building.

Terrible Customer Service

I am highly disappointed with the customer support provided by SBK. Our contract expired on September 25, and per standard practice, they should have contacted us at least three months prior to inform us or discuss renewal terms. However, there was absolutely no effort to reach out—no email, no call, not even a notification through the guard, despite our apartment being just five steps away from the reception on the ground floor.

Instead, they waited until the due date to inform us of a rent increase, leaving us with no choice but to accept as we couldn’t move out and find another apartment at such short notice. To make matters worse, I am currently physically challenged due to a spine surgery I underwent in September, which further complicates the situation.

What’s more frustrating is that it has been two weeks since payment was deducted from our account, including their so-called “renewal charges,” and yet we have not received the official contract or EJARI. This is unacceptable and reflects a complete lack of professionalism.

Based on this experience, I would not recommend SBK to anyone looking for reliable customer support.

I’ve been living in building for less than a year and it was also a new build in Liwan 2 10 months ago, yet the landlord is trying to increase the rent by almost 6k, I’ve queried this in three emails to SBK as according to RERA this is not permitted, yet SBK is simply ignoring my emails and queries despite telling me I needed to respond immediately about whether I wanted to renew or not or I could be charged a penalty! Also the maintenance team is unable to communicate in either Arabic or English and never fix what they should. Customer service is shoddy and not to the standards I would expect from a company in Dubai!

The increase of the apartments are not the same. We are old tenants but the increase is huge. Feels like we are new in the building because of huge amount on increase. We decided not to renew bec. The increase and leasing charges is huge more likely 10k. It’s important to clarify with the landlord or property management company to understand the specific reasons for the varying costs of rent per flat.

After residing there for almost 7 years (Star Building), we were shocked and disappointed to discover several deductions from our security deposit. Naturally, wear and tear occurs over time, and we hadn’t renovated anything. Surprisingly, they are even deducting for the cooker, which is still in perfect working condition. I am writing to express my deep dissatisfaction with SBK Real Estate regarding the handling of my security deposit. After residing in one of their apartments for 18 months and maintaining it in excellent condition, I was shocked to find unjust deductions made from my deposit.

Despite the natural wear and tear expected over such a period, SBK’s claims for additional painting and minor maintenance seem unreasonable and misleading. The term “security deposit” feels more like a tool for unwarranted charges.

Additionally, it is incredibly frustrating trying to contact the team in Karama. They never respond to emails, messages and it is impossible to reach them via phone call. This lack of communication only adds to the poor experience.

Such practices do not reflect well on the company’s reputation and business conduct.

After handing over the cheques they become unresponsive, take at least 5 reminders to do anything if they even do it. Now 2 month into the apartment and I still don’t have a copy of my tenancy contract and they haven’t come to complete snagging list. Fire alarms go off twice a day. 1000 AED compulsory fee to turn on the gas. Gas company only charges ~300, so they charge 3 times the cost and won’t let you go direct.

1000-2000 AED to renew your housing contract!

After chasing them for a week, with limited response, to get my housing contract they still never delivered so I had to drive to their office myself to chase it down. Took over 1 hour to get the contract to sign at the office.

Maintenance Woes and Deposit Drain: My experience with SBK Real Estate in Sharjah was nothing short of a nightmare. My year-long tenancy in a 1BHK apartment was plagued by constant maintenance issues like water leaks, faulty ACs, and flickering lights. Despite numerous calls and pleas, repairs took ages, causing immense inconvenience.

Shady Security Deposit Practices: Upon vacating, I returned the apartment in pristine condition, yet they slapped me with a 1200 AED repair bill against my 2,000 AED deposit. Their exorbitant charges, like 500 AED for painting and 100 AED for an ambiguous “cleaning,” felt like daylight robbery. Shockingly, they provided no detailed report, and despite my requests, never conducted a pre-inspection with me. This felt like a deliberate ploy to exploit tenants by draining their deposits.

Unethical Threats and Unprofessional Staff: Their tactics didn’t stop there. When questioned, their staff resorted to unprofessional threats, claiming they could block my visa or job search for non-payment. This blatant intimidation aimed solely at squeezing more money out of me was truly despicable.

My Advice: STAY AWAY: I urge anyone considering SBK Real Estate to run in the opposite direction. Their poor maintenance services, dishonest deposit practices, and predatory behavior are enough to send shivers down anyone’s spine. Don’t fall victim to their shady schemes – choose a reputable company that values good tenant relationships and fair dealings.

Very unprofessional staff and team.
I personally had to visit sbk real estate yesterday afternoon for their unprofessional service.
While I was there I bare witnessed their unprofessionalism. The agent as usual did not want to listen to customers side of the story. Declined customers request with no approval of the manager. Refused to concern the manager. Management did not involve themselves. The agent kept replying manager cannot do anything for you. Customer kept asking where’s the manager? Who’s the manager? The agent replied saying James Bond is the manager.
The agent kept on going at it with the customer. Like it was a personal vendetta against him.
Bottom line customer service was utterly disappointing.
This real estate company does not issue receipts nor an acknowledgment for taking money. They blindly want us hand over money in bulk to their messengers or to the building security. Please be mindful dealing with SBK real estate.

We are staying in Mrk building 2 behind Fortune Grand Hotel Al Muteena Deira. The building is only until 3rd floor and in the beginning on the 3rd floor was actually a gym but lately we came to know that they made it as its own staff room. Many nights are noisy and when you complain they are just ignoring you. Not so sure they are drunk or what they do until they make sounds like there is an earthquake. We stayed on 2nd floor and we have an infant baby. Poor management service really. Even after complaining directly there is nothing changed.

we have written 2 reviews with photo’s of massive leakage in the flat which damaged our furniture too , we have informed SBK several times that due to leakage all walls there is moisture dampness in entire flat lower walls & it is damaging our furniture , even when they were doing next door flat paint we req the person to rectify the leakage so that walls dry up , no one came , the a/c vents unclean left black patches in the ceiling & upper portion of the wall & the best part is when we asked for refund of security deposit when we moved out in dec.2022 they demand repaint cost from us for the flat, is this morally, ethically, legally correct ?? they are claiming charges that doors need polish which means when you gave the flat to us they were unpolished now you want to give to another tenant in a better condition you are asking for that cost from previous tenant, the building is quite old & has old bathroom fittings like an old bath tub we were given the flat with a dirty bathtub which we cleaned ourselves to have a daily bath today they are demanding AED 550 to polish the bath tub , are we to pay for something we got in that condition, best is similar brand new bath tubs are available from 350 to 450 AED in the market , what should we as tenant make out of this ?? making Money thru previous tenants deposits ? but are they morally , ethically , legally correct practice ?????

sbk took over the building al tayer at al mina road – Hudiaba from city tower when we moved in nov 2021 we immediately complained to City tower these was leakage & seepage the day we moved in we took photos & their inspection team member was shown all this in the first week itself, we have made written complaints that the leakage is spreading and the wooden doors of all the rooms of the flat were unpainted & unpolished when we came in , there was a broken glass in the balcony & it could be a safety issue if it falls in aug , sept 2022 sbk took over the building from city tower by then the seepage in the walls had inscresed too much, we informed sbk in writing & with photos that the leakage in the walls is spreading no action earlier from city tower & no action , response from SBK we vacated the flat on 23 dec 2022 as per contract end date , when we moved our furniture the backside wooden crockery & shoe cabinets were totally wet with fungus
we had to thow away 4 pairs of leather shoes and discard the shoe cabinet, we sent real time photos & videos to SBK that day itself, we then aked them for our security deposit 2000 & compensation for damage to our furniture due to faulty paint which damaged our furniture, from 24 dec till today the only thing sbk did was to send us charges of 3750 AED saying cost of repaint, doors polish, broken glass, bath tub polish etc etc , we have sent them more than 50 emails with photos that the walls if need repaint is for no fault of ours there is no response whatsoever from them , when we call thier office 30 to 40 times only once the operator answers and says concerned person is not there then further she already has knowledge that we are calling for our refund & compensation she says take a appointment & come to our office but no return email nor any communication once side unanimously they created a demand from us instated of refund of security deposit 2000 AED raised a issue of 3750 AED, we want ppl who are facing similar problem with SBK who is known for not returning many peoples security deposit to contact us and if we all can jointly complaint to concerned govt dept. , RERA or Dubai Rent dept that it is not always tenants who spoil some thing in apartments but management cos like SBK who do not do proper maintenance etc and on top of that asking us to pay for repainting the flat, doing door polish & polishing the bath tub their cost for polishing bath tub is AED 550 , this building & its bath tub is 20 yrs old , new bathtub same size is available in the market at 350 to 500 AED which only means that this co is known for not returning security deposit & harassing the tenants for everything cos they don’t reply by email , they don’t come on phone , the operators cannot give the mobile numbers of concerned inspection person as they are not authorized these are the ways in which this co is harassing tenants , appeal to all lest jointly go to GOVT dept and make our collective complaints , we have all the photo & video evidence , emails , whats app chats with maintenance ppl., https://ae.arabplaces.com/dubai/sbk-real-estate-340830

In 2022, for more than six months, I lived in an SBK property in Dubai.

It was a new property and they had poorly designed the parking structure. It was so narrow that people were damaging their cars while driving in an out of it. The company ignored resident’s complaints for more than a month — about half of the residents were parking outside of it in the street rather than risking damage to their cars. Finally, they modified it so that we could use it.

They didn’t keep the pool clean. And there was no air conditioning (or the most minimal air conditioning possible) in the elevators. Everyone complained. Everyone sweat in those elevators. Yet the company never even acknowledged the problem.

Several of us moved in with small pets (cats and dogs). We discussed this in explicit detail with the company’s agents when we signed leases and moved in. We were told it was fine. The area was JVC, there were many families with pets there, and it was accepted. About four months later, the company changed its mind and threatened us with eviction and law suits. When we attempted to explain that we had all made agreements with the company’s agents when we moved in, the company wasn’t interested in hearing us.

Finally, when I moved out, the company played power games with my deposit, never returning it. The deposit, as specified in the contract, was kept in the trust of the company to cover any “material damage” to the apartment. In my case, there was no material damage. Yet the company seized half the deposit to cover its maintenance costs when I moved out (repainting the walls, changing the air filters, etc.). The company was non-responsive to my attempts to speak with them about this — indeed, it took several emails, two phone calls, and finally a personal visit to their offices to get them to respond that they understood that I was moving out.

It’s unfortunate that they behave in this exploitative way, but it’s not uncommon in Dubai where there’s insufficient government regulation and supervision of these companies.

I have been having problem with this real estate from Day-1 of us occupying one of the properties managed by them. They confirmed to that everything was done and was kept ready for occupancy. When i came to the flat with my stuffs i could see really uncleaned floor and there were people still painting and doing maintenance in the bathrooms. Now after a year when its time for renewal ,the rent is super hiked and moreover there is service fee to be paid to SBK apart from the rent and Ejari charges. I have neither seen or experienced any service from this real estate over this time nor at this time on rent negotiation . When i had inquired about this, the executive tried to make it as a norm to pay the real estate what they quote. I wanted to raise it to the attention of the manager who apparently handles this team, to my surprise she reacted as awkward and terrible as the executive and was nor ready to talk. The team carries a lot of arrogance with no client orientation and tries to fool tenants with their unrealistic reasons for inflated /surprise charges.

I have been in Dubai for the past 7years and got the chance to rent from few companies I never felt irespected by any employee in a company in Dubai apart from SBK.I rented a unit in Dubai Land that was managed by this company,I should say that after renewing my contract for 4years I could see how deteriorated this building leaded to be after the years,they do not do a proper cleaning of the building,everything from the lobby main entrance door is broken and they never repaired.I had to pay for my own AC cleaning,the staff are really rude,they customer servive is really really bad frok the moment you step in the office you can feel how the building will be managed the office itself is old,not maintained and clean.

They start the first year with chiller free then on the second year I renewed the contract didn’t mentioned anything about the chiller 6months after decided to take the services of an outsourcing company on their own,where I never received any bills after some time,now we are in 2022 they then decided to file case for bills they received from that company dated 2019 after renting this unit for 4years this is how I got treated.

The legal Manager and Mahmoud which is the other staff working along in the same department treated me like I was nothing,they were very rude being a woman dealing with a case and willing to pay you expect a but of respect from them.

I have rented an apartment last year and they have agreed that they will not increase the annual rate for the next year. This wasn’t written in the contract but verbally agreed from 3 of the SBK staffs, during the renewal i have initiated and asked them for the renewal rate before 70 days of my expiry date then suddenly told me the annual rate will be increased for 5%. I told them you can increase my annual rate as you have to notify me before 90days of my expiry date. Simply they are looking for money and now i am teaching them a lesson, I went to the Dubai Land Department and requested from the Rental Dispute Centre for an offer and deposit request to pay the same as per my last year rate and i am going on the legal way. Please don’t trust then anymore.

Incompetent Maintenance

This is to bring to all the customers’ attention the incompetence of the maintenance. The work order request has been repeatedly communicated via email and call to the management and department , and even a verbal reminder to the care taker of the building. NOBODY showed up to fix the long been overdue problem of kitchen cabinets, sink leakages and doors problem. 2021 wis gone and the problems are still unfixed.

Unreliable Property Management Team

Never lease any apartment from SBK. Their lazy and unprofessional team never responds on apartment related issues. They never reply and everyone who is in the facilities management team in Karama should be terminated. It is a shame their senior management team does nothing. I live in their apartment on Business Bay and littering by other tenants is one of my biggest complain. They have done nothing to take any action.

Pathetic service provider

Has to be the worst real estate firm I’ve come across. It’s been three weeks since I moved out, and the inspection has been completed. I’ve written them multiple emails and attempted to contact them by phone. They don’t bother to react to e-mails or phone calls. I’m beginning to believe it’s nothing more than a con.

Don’t expect to get your security deposit

I recently finish my contract and I was to get my security deposit, but it is very shocking when they charge me 2460. I raise a complaint to them that I vacate the flat which same as we came in the first day. But they just lessen the charge to 2000 just to fit the security deposit. Very frustrating also that they done the flat inspection without my presence, well in fact their it’s their policy not to conduct the inspection without the presence of the tenants and they just send me the list of all the charges. All I can really say that this SBK real estate is a thief, because they really don’t want to return your security deposit. If you send email to them they will not reply immediately, you still need to call and keep following up. Worst customer care ever.

Attest to the below reviews – tenants are being scammed

They will ask for petty maintenance deduction from the Security deposit including white wash/painting. Never trust the sales who call with sweet words and lure you into the contract…there is a surprise and highly rogue team waiting to harass you when you change apartment or leave the property.

These amounts are small (compare to rent) and will need waste of time and litigation to recover but for the management struggling with making aed 10/50 etc it might be big by whatever unethical means

Do not refund Security Deposit – No response to mails.

After vacating the flat, SBK do not refund to security deposit. Moresover, they do not resond to the mails for the refund of secuirty deposits. Ms. Shruty, incharges of refunds do not pick phone calls and do not reply to mails.

SBK star muhaisnah ! Not worth it

Quite disappointed with SBK star Muhaisnah after my recent shifting. Absolutely shocking when AED 1400 was charged out of my 2000 deposit just for a bunch of nails on the walls. When I approached the office I was told by a very unprofessional staff- Roshini that SBK required the flat renovated , cleaned by myself & returned in the exact new condition as how it was given to the tenant initially. I wasn’t aware I had to paint & furnish prior to moving else all my deposit was going to be wiped out. Simply ridiculous! My new apartment in the same SBK has endless complaints till date despite raising with the management & there’s absolutely no hygiene in this bldg. I can see cockroaches in the corridors & cobwebs everywhere & drainage/trash smelling always. All of these are highlighted to RERA with pictures of the living standards along with the non-justified deposit deduction & pathetic service of SBK office staff. Regret moving in !!
