Rocky Real Estate is the worst company I have ever dealt with. I have been without AC for over a week in the heat, and they clearly do not care. They keep lying to me, saying the maintenance team is at the building, but the watchman confirmed that no one ever came. They are just making up excuses to stall for time.
The management is a total mess. The Maintenance Manager admitted that 20 other apartments have had the same problem for three weeks, which shows they are failing everyone in the building. When I offered to pay for the repair myself just to fix the problem, they sent a cold email saying they would not pay me back, even though they have no idea when the parts will arrive. On top of that, the lady at customer service is very rude and has a terrible attitude. They are happy to take my rent money but refuse to provide a livable home. Stay away from this company.
After losing $170,500 to an online scam, I felt devastated and unsure if I would ever recover my money. A friend recommended Mrs. Melissa Gilbert Agency, and I’m truly grateful I reached out.
Their team was professional, knowledgeable, and very supportive throughout the entire process. They worked diligently to recover my funds and kept me informed every step of the way.

Hi, I have AC unit problem in one of the Rocky managed building ( Makati new), it’s recurring issue, manybtime i told maintenance team to replace with new one, but they are not ready to replace, even they didn’t even response your calls, mails, messages, nothing…. To be frank, I am really frustrated with these people, Trust me I never raise the issues if there any smaller or can adjustable wear & tear.
AC is one of the primary component in this summer, still they won’t provide service on time.

Rocky will tell you lies. They will never return security deposits and will fine you more for some terrible reasons. They will renew your contract and kick you out, collecting more money. They will tell you that you renewed your contract to third party even though you signed with their own agent. Very big liars. They will never reply to emails and will not attend your calls, if you call the office they will tell you they don’t know and call the gent instead but no answers. such a terrible, very bad experience with them. Sayeed from their office will tell you fines, and increase it every time. Prashant the agent will never reply and never help. He’s only nice before you sign the contract. all of them are such unprofessional and untrustworthy. No words could describe their attitude.
I was a tenant at Arjan Heights in Dubai, managed by Rocky Real Estate, and I am genuinely shocked that such a company operates in the UAE. They show no respect for tenants’ rights—forget about getting your security deposit back. Their main intention seems to be withholding deposits by citing numerous issues with the apartment. The inspector, who assesses the property upon move-out, appears to be primarily focused on money, potentially incentivized to create maintenance charges for departing tenants. Overall, the management is poor, and the staff come across as insincere.
During my two-year stay, no maintenance services were provided, and rent was increased without following RERA regulations. Additionally, they charge tenants for maintenance, even when no work has been done, consistently blaming tenants and deducting costs from deposits.
Moreover, they rarely answer calls or respond to emails, only replying after long delays. It has been an incredibly frustrating and disappointing experience.
NO TO ROCKY REAL ESTATE THEY ARE FRAUD AND DANGEROUS WITH REGARD TO SECURITY DEPOSIT AND IF THERE’S AN ISSUE WITH THE FLAT THEY WILL TELL YOU THAT IT WILL BE YOUR ISSUE AND PAY THE COST FOR THE MAINTENANCE EVEN THOUGH IT’S NOT WHAT IS WRITTEN IN THE CONTRACT.
We rented for 1 BHK last year with the different real estate in Bel Jafla or called as Manila Building in Al Satwa, and after two months of renting the real estate was transferred to Rocky Real Estate. And when our contract was ended, they sent us an over price for maintenance cost and we were shocked. Before and during we moved we have some proof of the issue on that flat, so we replied with them and they adjust the maintenance cost again. So, we visited their office and spoke to their settlement team and share all the proof we have together with the date when we captured. After how many weeks we sent them a follow-up, and looks like we don’t have a chance to get even half of our security deposit. Even though we have a proof but they will still not going to consider it. We requested the maintenance receipt but they cannot provide. They are overpricing the maintenance cost.

Rocky Real estate are not professional
I had a terrible experience with Rocky Real estate, they are not professional in timelines, once you give them the rent cheques they don’t respond to emails or phone calls “Megha is unavailable right now sir”.
They always came up with anything to deduct from the security deposit claiming their inspection team prepared a detailed report on damages.
My advice, in case you are going to deal with them always have detailed videos for the apartment on receiving and handing over the keys.
Always ask them to do pest control on delivery, fix all lights, fresh paint, any thing needs to be replaced ask for it and anything not fixed acknowledge it by email as they will deduct it from your security deposit when you leave.
They always ask you to sign the contract then they will send your copy within 1-3 months, claiming the delay is from the landlord side which is not true, they are authorized to sign.
Do Ejari by yourself, they charge you triple the cost under administration fees, so better to do it by yourself.
Very bad serving company they are professional to steel your security check with finding anything little damage in your apartment after you finish your stay ,even things expiring from usage they’ll charge you to change it ,they clean the flat & make pest control after you leave with your money ,so imagine how bad they are

Pathetic Building Management
Hello, I’m the tenant of the Al Hashmi building in Warsan, Phase 2, International City, Dubai, which belongs to rocky real estate. I have moved to the apartment 1 month ago only. And still facing the same issue on the same problem since I moved. The building management doesn’t pay any attention on their apartment’s maintenance problems delaying requests for days! And after 5 days they send somebody who performs the job in the worst way causing the same damage again and again. They ALWAYS leave the apartment in a terrible condition which the tenant has to clean up as per the building maintenance statement which is ridiculous!!!! I regret choosing this building long ago already. And I will never ever suggest it to anyone else around and moreover, will gladly share it with everyone on social media so people are aware of it and protected from this pathetic experience. I have all the proofs to confirm all said above. Feel free to contact me for more information here: [email protected]

Taking deposit
Rickey real estate, is very bad when it comes to money. I sow and heard unfortunately very late. They will never give any deposit back, once you rent from them you know 100% that they depends too much for this deposit once you go. layers and don’t not trust them. Better don’t rent any thing from this agency
Rocky real estate management is very pathetic and not at all understanding. They are so so unprofessional and will try to take out all your money without any reason. They will not send any one to check the premises at the time of vacating but later will handover you a detailed bill with so many false maintenance expenses. Also at the time of raising complaints they do not reply on emails nor do they attend calls. Please do not be their tenant if you want to save the your money in the UAE or else be ready to pay huge amount of unnecessary bills. This is purely based on our personal experience with them. If anyone is reading this please do not come under their fake/false promises at the very beginning or at the time of renting apartments. They will pull all your money after you leave the premises. Very annoying and disappointing experience
They will make sure you will not get not a single penny return from your deposit amount
Worst experience while taking flat they will let you know they have maintenance free but once you vacate there flat things which comes under there maintenance they will charge you and make sure your deposit amount is cleared never ever have flat under agency of rocky real estate they think they are the only busy and all here are free and making favors on others
They do not provide any repair/maintenance service on time and the requests raised are unattended.
We had raised request for water heater repair for which they assigned someone who told that the water heater will be replaced and no need to put back the request again. Many months have been passed and no action is taken. Few days back we requested to repair one kitchen cupboard door for which request was raised through their application and further no action taken on that request as well. Poor management and services
Please do not take any apartment for rent from Rocky Real Estate. They are having policies which are money minting policies for the company and their management.

In simple the day you made refundable deposit cheque consider you have given money to Rocky looters. for charity. During settlement time they have hidden chor settlers & they will come up with strange & shocking charges which you might have never heard . Better think first day only rather realising on the finnal day. 🙉.🙉. Rocky mafia deserves 0 star not one also.

Pathetic services. They will eat away yiur deposit.
I was looking to buy a property their properties are well-located and their customer services were outstanding, but their prices are not good.
