Primestay – not what you expect

I have a hard time criticizing a company I actually work with, but at some point it becomes too much.
I am the owner of a relatively new, very nicely decorated apartment (308) at Harrington House JVC. We offer the apartment for short-term rental via primestay, but use it ourselves 2x a year. When we came this time, we were asked if we could switch to a replacement apartment, as ours was booked until the end of April. We agreed to this and hoped to get a similar one. Instead, we got a shack (App 103, G24 Tower JVC), 4-5 years old (which is not the problem). The first thing I noticed were all those vinegar flies in the kitchen and other rooms. The water is standing in both showers, as they are faulty constructions. In a shower, even the sealing rubbers are missing, so that half the bathroom is flooded after showering. In the other shower, the door does not close because it is warped. The knob of both doors is broken, chipped, corroded. An exchange costs almost nothing, but it was not done.
The kitchen doesn’t even have a dishwasher and the ceiling tiles are disgusting. There are any nests or anything unknown on the door frames, indicating a lack of cleanliness. In addition, water is constantly running out of the washing machine, even though it was not in use. It also fails because of the equipment, cutlery made of aluminum, bends when you want to get ice cream out of a container. The cheapest of the cheap.
The mattress in the so-called Maids Room has a clear coolness and should have been replaced long ago.
Maybe I could live with that, but what I can’t do is that Primestay charges more money for this “replacement apartment” than our fully equipped apartment 308 in Harrington House even brings in.
It was offered the Pest Control and a mechanic to fix the problem with the washing machine. But we have better plans on vacation than waiting in the apartment until someone shows up. I wonder why no one saw or wanted to see the obvious stuff.
I also think that those are offered as “replacement apartments” that otherwise cannot be rented out in order to get some money out of it. I feel sorry for the owners, because they rely on the company “Primestay” to maintain the apartment and to repair any damage or grievances.
In my opinion, all that matters for “Primestay” is to make as much money as possible. They charge the owner 20% of the income for “management” and another 15% “booking fee” from the tenant. So a total of 35%, in my case only 30%, because I was able to reduce the management to 15%. However, overall revenues have declined since then.
An insider in the industry told me that they are getting their money in a different way. The prices on the website per night are also more than fictitious. For 18 days in the “replacement apartment” I have to pay over 8000 AED, while my definitely higher quality apartment for the whole month is supposed to cost only 9000 AED – I feel cheated by “Primestay” and find their company policy terrible.
I’m afraid that my apartment will be run down just like the “replacement apartment” already is. In addition, I think that the owners are unaware of the condition.
“Primestay” cannot be held directly responsible for the construction site and the noise.
In conclusion, I have to say that it is not the holiday I had imagined. Never again would I get involved in such a deal. The holiday is definitely over, we can only try to make the best of it.

They have completely broken my vacations in Dubai. I have rented an apartment in Bluuewaters island. It was apartment 202, building 3. They haven`t provided necessary living conditions. A bathroom was fixing twice during my staying, and I haven’t had any possibility taking a shower. Some furniture was so bad quality that the top of a kitchen`s table was broken itself and fell right on my knees when I had a breakfast. I was getting an answer to my texts from a staff of Prime Stay company after 6, 8, 24 hours. Unfortunately, when I met Prime Stay company I got the most disappointing experience in my life. I am sure, that such company are broking an image of Dubai how tourist friendly place. Beware of Hidden Fees with PrimeStay – A Cautionary Tale for Landlords

As a current landlord working with PrimeStay, a holiday home management company in Dubai, I feel compelled to share my concerning experience with other property owners considering their services.

I recently uncovered that, in addition to the substantial 20% management fee PrimeStay charges me, they are also sharing 5% of this fee with the real estate broker who referred me to them. This arrangement, to my dismay, recurs monthly.

More alarmingly, I discovered that PrimeStay has been imposing an additional 15% management fee on guests booking through their website, a fact that was never disclosed to me. I am attaching a screenshot for reference. Upon consulting with DTCM (the licensing authority), I was informed that it is categorically illegal to charge any management fee to guests under any circumstances.

This revelation has been a shock to me, effectively bringing the total management cost to a staggering 35%. I urge fellow homeowners to thoroughly vet and conduct due diligence before engaging with PrimeStay. Based on these findings, I am currently preparing to initiate legal proceedings against them.

This review serves as a warning: be vigilant and informed about the practices of your management company to avoid similar pitfalls.

Unsuitable accommodation

My wife and I, paid around 2k$ for a say in a 1 bedroom apartment in Al Habtoor area.
When we arrived the bathroom ceiling had a major leak, and from the look of it the leak was there for days. First we were told it was going to be fixed shortly ( whilst that looked impossible to us). We were told we have to be in the property at various times for the maintenance people or just to leave the door open! We declined to check in an agreed to wait whilst the repair was completed. We waited from 11:30 to 17:30 however it was not resolved and we were told that they are trying their best and perhaps someone will fix the next day ( Saturday the 15th December). After going back and forth at around 18:30 we were told that they have shut of the valve and there is no leaking any longer but that now there is no hot running water in the apartment and someone will maybe come at 9am the next day to try and fix. After complaining we were offered unacceptable alternative accommodation at a near but different location. We were told to go there for 1-2 days until they see if they can fix the problem. We refused as this is not the building or the location we wanted to book at therefore the property was unsuitable. We asked for a refund so we can book alternative accommodation but they have so far refused to refund us. We were told that maybe they will refund the first night and the rest will be decided at 09:00 am if they can fix the fault. It’s now 10:43 no refund and no notification that the issue has been fixed. I am out of money and out of a place to stay.

Deposit

We left a deposit of £3000 recently for a villa that we rented for 1 week during our stay in Dubai. We paid over £10,000 for this villa and then we ere charged for missing linen! We didnt take any linen, why would we pay all of this money to then take linen home with us! Not only that the toilet was leaking when we got there and then the charged us for a new toilet.!! Have emailed them numerous times but they are clearly ignoring our messages! Have no option but to go to the credit card company and dispute! Word of warning DO NOT leave a big deposit for your villa as you will have no hope in getting it back. Disgusting company!

Poor Performance

We booked and paid the deposit for a Townhouse in JGE for 2 months. Based on this we booked our moving company to move from our current house to storage. Primestay then told us 1 week prior moving in that the villa is no longer available. No suitable options / replacements so we are left scrambling for new accommodation and a place to keep our pets. Unacceptable / Unreliable / Unprofessional !!
