The worst experience I’ve had yet

I am not sure how I can help anyone by shedding light on this company.
I have had issues with them even prior to signing my lease. First, they refused to give me the signed contract from the landlord even after I’ve paid agency fees, deposit, and gave checks for the year.
Throughout my tenure here, I have really tried not to each out to this company for anything because I know their unprofessionalism and unresponsiveness once you’ve paid them.

Fast forward to now that I have a very serious AC issue. I have been reaching out to these people over email, phone, and WhatsApp for over a month and so far, the only thing I’ve done is have 2 people inspect the AC and promised to follow up. It is going on 2 months now, with no AC, approaching summer.

This is a nightmare and one of my worst experiences/decisions.

The only time they’ll provide a response is when you threaten legal actions. I am so frustrated with this so called company that doesn’t seem to have a thread of professionalism and respect for people’s rights.

The only thing they have been doing on time is taking my rent money on time. HORRIBLE COMPANY

Hi,

beware that in order to get a refund, you need to make sure their staff present during check in and record a video and make photos of literally EVERYTHING before starting renting.

Otherwise they will tell you that you stole items, broke something and decline the refund of the deposit.

Emicool disconnection

They handed an apartment which is not registered at emicool and instead of registering it before my move-in date, they left it unregistered until emiccol disconnected my AC for 2 days. Then, when connected, the unprofessional agent told me to keep emicool registered under the landlord’s name which I accepted, and after 2 months, i received a notice that it’s disconnected again. When calling emicool, i was informed that the landlord had outstanding fees that’s why they disconnected my AC and i had to pay his fees to get it back. This agency and the agent were very unprofessional. I’ve been in Dubai for long time and never worked with such people!

Our Agent Hassan has not only been unreliable since our move in date but the whole entire team and process has been difficult and frustrating. We moved into a place that was not yet inspected nor fixed by the company maintenance team. We still have not heard back from the company regarding about the inspection and maintenance that still needs to be done after having several phone calls and emails.

Not to mention that our water pumped burst leaving us 4 days without water due to the lack of ignorance from the company and then only fixing the issue which left us with a heavy DEWA water bill that we have to pay due to their lack of urgency.

There is way more issues I could list about the agent and company.

I will never go with this company again for my next rental!!!!

Maintenance and move-in process

Hassan is completely useless as an agent. We paid a security deposit on our Villa and when we arrived to view the property he informed us that the property we paid for was taken off the market and he told us there is only one left. He told us we can move in and the property wasn’t even painted or cleaned. We had to pay for 2 nights in a hotel because of this incompetence. The Villa he made us move into suffered from numerous maintenance issues such as a broken water pump and almost every tap leaked. This lead to an 800 AED DEWA bill in our first month. Every time we arranged for maintenance to come and fix our issues they either showed up late or not at all. Appalling service and I warn others to stay FAR AWAY from Ezytrac properties!

Renting with Ezytrac is a nightmare

I’m not one for reviews, but dealing with this fraudulent company has been so frustrating to the point that I am here to inform you before you get in business with them. I will explain what happened:

I was interested in renting a unit for the 18th of June. They had sent me an e-contract via email to sign which clearly states that my move-in date would be on the 18th. They have rushed me to write them the cheques, pay the security deposit, pay the agency a fee of 4,000 AED, and sign the contract. After all of these payments, the landlord still hasn’t even seen the contract or even know about it. So as you can guess, the contract was never signed by the landlord.

On the 18th of June, Hassan (the agent), told me that the current tenant is still moving out and would need a day or two to hand over the keys. On the 19th of June, he told me that the current tenant’s contract doesn’t end until the 30th of June. So basically, after rushing me to make payments worth thousands, they didn’t even have the unit available to rent it out to new tenants. As per RERA rules and regulations, this is fraudulent criminal activity due to having a tenant sign a contract with a lease starting date that is clearly overlapping with the end date of another tenant. Please read below to understand more about this.

A few things you should be aware of:

1) Hassan seems very gentle and helpful on the phone, but every word he says is a lie. Never trust his cooperation, it only digs your hole deeper.

2) Multiple reviews about Tahir being an aggressive disrespectful employee have proven to be true. He is, without a doubt, the worst kind of human beings who will yell at you on the phone, yell at you in person, and borderline cause you physical harm. He gets angry at everything, whether things are good or bad; it doesn’t matter, if you get in touch with him, you will face his unending wrath.

3) NEVER, and I mean, NEVER sign an e-contract by Ezytrac unless it is sent to you as a PDF. The e-contract they send to you is hosted on their website, and they can change the details of the contract at any time they choose, even after you sign. An example of this: They tried to play it off like I signed for July 1 instead of June 18, but little did they know that I had the tab open from a few days ago and it clearly states June 18. I took a screenshot and refreshed the page. After the refresh, the date has been changed to July 1. Be VERY careful not to sign their e-contract, it’s only the beginning of their criminal activity.

4) After you make all the payments, they refuse to sign the contract as it clearly states there are 3 signatures required; yours, the landlord’s, and theirs. They will go to great lengths not to sign that document, which to me, was the first red flag. The reason they will not sign is because they know they are engaging in criminal activity and therefore don’t want to implicate themselves.

5) Their social media is a giant scam. All of their followers, comments, likes, etc. are fraudulent. They like and comment on their own posts from different accounts, they write fraudulent reviews about themselves to paint a perfect picture when in reality it is the exact opposite. Never trust anything they post, it’s all a big manipulation scheme.

6) Finally, in order not to go off on too much of a tangent, I will end my review with this: Take everything they give to you with a grain of salt. Their contracts are lies, their promises are lies, the documents they have you sign are lies, and they are very good at covering their tracks. They have been in this business for years now, they have gotten very good at manipulating you into a fraudulent transaction.

To all of those who will be in business with them in the future, whether you are a buyer or renter, I sincerely wish you the best of luck and hope you’re able to detect the frauds before you get in too deep.

My best advice? Stay as far away from them as you can.

They are unprofessional, dishonest, and untrustworthy, as my experience with their agent, Ms.Nour Alhuda, was terrible. She lied to me about tenant availability and the rent price too high, so I immediately signed the contract and submitted the key to my villa to her; after two months, no news I one following her, and she kept lying at the end; I deal with other agency and tell her to return my keys since a month four times she gave me an appointment to deliver my key which till today I didn’t receive.
