Demands for payment

Long after moving out of DAMAC property, with proof from DAMAC, RERA, landlord and lawyers that all payments were made and no debts are outstanding, LOAMS continue to call every few days demanding I make payments. This is harassment. Every time I complain they claim they’ll have the issue resolved within 48 hours. The following week they’re calling again from another number demanding payments. At this point I’ve blocked more than 40 different phone numbers that they’re calling from demanding payments. Avoid them at all costs

I paid 2 x 25000 AED as a deposit for Damac Lagoons. I applied for a refund in April due to personal reasons which they approved. They have only refunded one of these and this was after a multitude of emails and calls.
I am still owed 25000 AED and I have sent over 100 emails and messages chasing for this with months of stress.
NOBODY replies emails of which I have sent to a multitude of people.
They took our money within seconds for a deposit of 25000 AED and then chased me for another 25000 AED to ‘secure’ the unit. But they still owe me 25000. I email and message DAILY! I am disgusted with Damac and when we are in a position to invest I will not invest with Damac.

Damac and Loams are running a blatant scam

Damac and Loams are running a blatant service charge scam, charging fees for periods when the property wasn’t even handed over. They started billing service charges from July, despite handing over the property only in November. Their customer service is utterly corrupt, showing zero regard for our investments. They employed delaying tactics for nearly a month, with different representatives each time, promising that higher-ups would waive the extra service charges. Today, a new CRM guy called, denying any waiver with zero empathy, sticking to his script about a July notice despite the building still being worked on by 500 people until October, making corridors and painting walls. Be alert and careful with these cheats; they are out to exploit you!

People who buy Damac properties don’t have the knowledge that post sale’s maintenance is done illegally by Damac subsidiary who forcibly extort exuberant prices from its buyers sometimes it adds to the cost of the flat in few years
Taking advantage of people limited ability and capacity to spend money and time to fight a legal battle makes them the victim of these practices.
Even lack of resources and proper support from the land department in this regard adds to the frustration of helplessness of being cheated blatantly with no accountability.
I have filed and spent hours filing complainant , nothing in return except for nice words on customer service phone lines and false promises to sort out problems and help . You will be tossed from one pillar to another .
I can prove my assertions to any higher official who are otherwise invisible to ordinary customers and hardly bothered as long as they succeed in promoting and extorting money through their massive campaigns and pomp and show that lures people and succumb to their false propaganda.

As an example I have 2 properties namely 1110 and 1710 in same building with same floor area and floor plan . The maintenance charges vary about 100 percent with no reasons and justification . Shockingly this descrepency has been applied since 2 years about 6 years after I have bought these properties.
Spent months from one Fake Damac subsidiary to another . No one seems bothered except to toss u to another office , confident about the misery and helplessness and limited resources of ordinary customers to fight their cases .

We regret to inform you that Ignoring people’s calls and messages is very unprofessional behaviour from your staff and it’s constantly keep happening regularly towards any clients seeking or having any observations regarding the service provided by management . I’ve had the worst experience in your hotel and will be going to all media platforms and social platforms to make everyone aware of the bad treatment and the damage caused to my belongings. I’ve started to write reviews on all platforms.

Do not stay at this hotel!! Walked in to the room to find the room was flooded, water was pouring down from the ceiling heavily. All clothes, shoes, iPads, laptops, electrical was destroyed. Everything was destroyed.
Hotel staff came to room and were not able to stop the leak. After this terrible experience the hotel did not do anything to help with the damage caused. Just see the pics I’ve uploaded to this review to see the extent of the damage. The hotel have done nothing to rectify the damage. This has left us with £1000’s of damage. The hotel have caused so much stress and distress. Our clothes were washed and given back to us.
So we’re now out of pocket for £1000’s
Our holiday was ruined as we could not use anything we took with us on holiday. Please do not stay at this hotel as the staff and management were rude and did not assist whatsoever. I never write reviews but unfortunately have had to on this occasion because of the way we were treated and the loss we incurred.
Hope this doesn’t happen to anyone else and hope the hotel will take responsibility for the damage done. I will never be going to this hotel again.

The Damac properties in Arjan are not worth it at all unless you prefer struggling with weekly AC and poor customer service atleast a few time in a SINGLE week. ACs in the corridors of multiple floors are bare working or not working at all, leaving the floors warm and smelly. The floors where they work, atleast one or 2 apartment doors are left open 24/7 for free cooling. No amount of complaining results in action. This unhygienic and unsafe! The customer service is terrible, u can contact loams thru the app at 9am and get a reaponse at 11pm. And a brain dead response. The maintenance is severely poor and no action for months, because Damac doesn’t pay the third party on time. Buildings are very old and as an example, this is the gym door for weeks now

But unfortunately, 9/10 clients visiting their office in barsha heights (customer center), will make it obvious that they are very unprofessional, like there is no system at all. Don’t even think about buying in damac

If you want to save your nerves,stay behind these cheaters from Damac. I am really serious. All people that I talked to are non professional. Not only assistants but and high manager too. My friend and I booked and payed advance payments for Damac lagoons in January of 2023. Units 585,584,875. When we came to pay rest of advance payments Sales director Aleksey and his manager Christina said that unfortunately our units were sold. They offered us another units but with another price because the price list grow up. We refused because we had invoices,bookings and gave them 2 days to solve this problem with the price and units. After several days nobody suggested us anything,we came and wrote applications for refund (17.02.23). Relation manager Ramy took applications and promised to give back our money (90 000$) within 1 week. These cheaters after one week dared to delete my friends application through Damac living. All the process of refund is connected with their app. It’s passed more than 1,5 month but we didn’t receive our money. I sent letters to vice president of Damac mr. Adham and still nothing!!! We already gave applications to the lawyers and court. All these irresponsible people still works in Damac. If I don’t get money until 06.04.23 we will go to the court again. All local people that I spoke to said: don’t buy any property in damac. Don’t even think about talking with them.

Worst Customer Service

This company doesn’t even deserve a 1 star rating! As an international buyer my family made two investment purchases one from Damac Hills and one at the Damac Lagoons with a total investment of $2.5 Million Dollars. The agents work on commission, before making the purchase they focus on their customer service making sure the transaction goes smoothly while making fake promises to put you in the trap hole. Once they lock you into the agreement and take your money they don’t care what happens after. I live in Canada and every time i need to make a payment for my deposit it gives me a hard time (without any agents help) I try to figure out ways to deposit on time or else they charge me penalty for making late payments. The most recent event happened back in october when i had to make my 4th deposit, I used a third party payment system and contacted my agent who sold me the unit to help me allocate the money but he couldn’t careless and said he will notify their team regarding the payment (but he never did anything). After months on getting no payment notification I tried contacting the same agent and another agent I know through my first purchase to see if they can check what happened to my money and we are talking about $50,000 missing. None of the agents did anything so I had to send my husband to take care of the situation (as I am mother of 2 kids I couldn’t travel). My husband took a flight and the very next day took a cab and went to the Damac office. when he reached there another agent took his information and told him that they will look into the situation and will let him know how they can help. The agent gave him very bad customer service and said they couldn’t the money (which i have proof of it) now I will have to book a flight with my kids to clear up the mess they have made! My frustration has maxed out on this and the amount of money I have spent on the properties and on traveling is ridiculous! I made international purchase in the past and the system is so clear and straight forward without any issues I was able to purchase and sell my investments without losing a single penny. With Damac its only about giving your money not making anything in return!!!!! overall all the worst company and the worst customer service. Please save your hard earn money and instead invest into Emaar and other well known companies!!!

Handover process efficient

ue to covid DAMAC had delayed to my handover property, but cannot even blame them, or maybe anyone, post which i know it becomes a little difficult to get right back on track but DAMAC made sure to help me get the house asap. I was assured my property in 6 months time post covid and damac delivered. Great work guys, proud owner of DAMAC Hills villa.

Pool maintenance

The maintenance team does a very good job with the pool cleaning at Damac hills . i go swimming on a regular basis and ive never had any complaints. Water temperatures is well kept for swimmers comfort always, thank you team Damac

Perfect community- DAMAC hills 2

2 is a huge residential community and it is perfect for having privacy, has almost all the amenities one can ask for. It has a club house, pools, gardens and kids play areas with a massive field. It is also located in Dubai.Security around the community are like our personal bodyguard they conduct petrol duties during the day and night to make sure everyone is safe and always greeting you with a open smile. I am proud to be a part of DAMAC hills and have referred many to come join me in DAMAC hills kinda like a small family inside DAMAC hills. Highly recommended, 5-star all the way.

Pet Friendly

Worst customer service and poor quality

My fiancé wrote a bad review here and this is mine now. Worst customer service and this is how they reply to your complaint ( see attached ) we deserve at least to speak to a real person not just some robot copying and paste the same answer totally NO RESPECT!!!

Damac most probably will reply to this review,a little taster of Damac poor quality, they built a room where you can put a washing machine and cannot close the door (never seen like this before) just a JOKE see attached .

STAY AWAY FROM THIS FAKE LUXURY COMPANY

Hello everyone:
(Stay away from DAMAC)
On November 06 2022. They took me to a hotel room sale presentation in four season hotel. I liked the presentation and the place, they charged me for a reservation fee (6000 DHS). The rep told me this amount is refundable if I change my opinion regarding the sale and this was only a reservation! Then he started talking about different benefits of purchasing a room in their Hotel (DAMAC) in midtown Dubai. I paid the reservation fee with my Canadian CC and had to be charged a big exchange rate. When I came back to Canada they sent the contract and , believe me, every single INFORMATION the sales rep gave me was false and different than the actual contract, I decided to get my reservation money back and he said yes go ahead and talk to our finance team and that was when they said Oh our reservation fee is non refundable.
Be aware of:
FALSE INFORMATION.
This Company and their sales rep are false representing the property just to have a sale.

When I first got my handover there were some issues with the doors and i was not expecting that. I spoke to the team and they quickly send someone to check the problem. within 7 days all the changes were done with no additional cost. They contacted me after a while to make sure i had no more queires. i do get mails sometimes to share my feedback and concern. I am happy to see that.

Never purchase mortgage apartments with Damac!

Damac will provide you unclear details intentionally, because no other option you have when the down payment is done. No way back! You will pay difference, unpredictable level, and no one will inform you that! By the fact or you pay more or you loose downpayment 100%. Tricky and unfair scenario! Please do not trust any words!

Deceived By DAMAC – Service Charges Scam & Delayed Handover

Purchased a ready property through Mortgage. At the time of Sales, they offered 4 years service charges waiver but at the time of Handover, it was revoked giving the lame excuse of delays. The whole delay was added by DAMAC teams only.

I’m tired of following up with Damac Support teams and Still waiting for the final Handover after 4 months. Customer Services are pathetic as they don’t listen to any complaints and all departments put blame on each other.

Overall DAMAC experience for me

I’ve purchased a town house from Amargo Cluster – villa 246. I would like to rate the overall service very poor with DAMAC thus far.

From the point of meeting the sales agent Paridhi, I got the feeling that they are least bothered about the sale of just one unit. To that extent, after the sales was made the sales person just kept dropping the ball on to various departments saying “speak to mortgage team, speak to handover team” etc. Understood that DAMAC is a big company with various divisional splits, but from a customers side we see DAMAC as one, and are clueless about the various internal splits. If there was one central contact point from start to end for all matters, the journey would have been much smoother I feel.

After all I moved into the unit on Thursday the 28th of July 2022. Two days later I had a pipe burst in my garden and this was the 1st time I stepped out to the garden. The team that came into fix the matter took 8 hours and finally said everything was okay. Next day (day 3), I had the same pipe bursting again. This made me very frustrated about the overall product that DAMAC had to offer me. It was evident that either DAMAC used low standard materials to build the unit or proper testing was not done in my unit. Again there was another guy who came for the inspection on day 2 and he also confirmed that his team is not looking into the matter. So effectively, this department wise split at the moment is more fore than friend to customer.

I’ve heard issues from my friends on DAMAC properties having pipe issues, leakage issues, AC issues and drainage issues but this is first hand experience of the pipe issue I detailed above. Unfortunately, I had to write this review based on what I experience on day 3 of my stay in my town house.

Overall, from my experience DAMAC being a big corporate should look to restructure the company in such a way where it’s more friendly to the customer rather than complicating matters which I think is more of a constructive criticism for DAMAC to provide a better product / services to their customers.

DAMAC Community super and management very helpful

Moved in a month ago and must admit I am really glad we bought this 3bedroom appartment golf course view instead of a townhouse with garden ….The high ceiling and glass windows make it so bright and open! Love the mornings and nice Damac approach… Security is very helpful and kind. Taxi’s and Careem right around the corner. 20 mins drive to the city makes this place ideal when you are a bit tired of the buzzing noise of busy buildings.

Home- a place where I belong

One of the very few places which i can call home although far from home, I am really glad to have met DAMAC who assisted me in buying a property in Dubai, now even on vacations when i go to Dubai, it still feels like home. Poor Maintaince, No proper drainage, washroom Leaking and foul smell coming into appartment

Myself Jacob,an unlucky tenant of DAMAC Astor Madison, Majan feels regret as well as hatred to its peak that I opted this building for staying with my wife and kid. The prime issue which we encounter here is the emission of that foul smell while switching on the AC unit fitted in the room. Even though we have filed complaints regarding this matter a couple of times, no actions are taken by the concerned authority to rectify the same. It is clearly evident that the leakage of wash room/toilet water from the room right above is resulting in this worse condition. All the tenants in the same line as that of ours are facing this same issue. Even at 40 degree Celsius during the day time we are sweating. Likewise in the night, we are now used to sleep in the balcony area. As of now, we feel totally cheated as the stay here is that a struggle to get through. Sincerely speaking no one should never ever opt this DAMAC residence at any cost.

Big mistake

I would really like to write something positive about this company, but unfortunately. There’s nothing positive I have experienced from the day paid my deposit to hold a unit for me, while making a decision of buying it. A total lack of service after paying my first 20 percent of the property. The contact agents never had time to call back. Every time I called, an agent promising a call back. Only once. Got even worse with the mortgage department. I spent so many time, money and nerves. Today, I really regret that I made my decision, buying from Damac.

Owning and Living expenses in Damac Hills 1

They have 100 of issues from the day you sign your contract..

1. Construction quality is extremely bad, when you reach to maintenance team most the times they advise its not covered.

2. Owners are not allowed to use most of the amenities and the once they do are useless

3. You will never be able to get any of your issues resolved as no one cares respond.

4. They have charged me fake maintenance charges and no one fixed it despite 100 follow ups , its been more than a year now.

5. They only talk to you once and until they have collected all their payments, after that they shut their doors forever and start the hunt for fooling new customers.

Late handover and change in contract without client consent

this company is the most swindling institute i have ever come across. Shocking how they say one thig at the beginning, waiting until you pay 90% of your purchase, then they do not hand it over on time, but they change the initial policy you signed for and come up with the most ridiculous excuses for doing so (repeatedly). No respect for client’s confidentiality. Just a warning, stay away from this company, oethrwise you will end up with something different to what you signed up for.

Super late handover

One month for SPA Execution! which spotted by the management, without informing their customers, and still no one knows when the process will be resumed, and informing that the handover (of the FULLY ready) of the property is possibly in Q3 2022?! Can’t say other than Shame on you Damac. Next time I’ll invest somewhere else.
