I lost over $29,340 to a fraudulent trading company after my account was suddenly blocked and I was asked to pay extra fees to regain access. (VERY) Disappointing Experience with Aqua Properties
I am writing this review to share my deeply disappointing experience with Aqua Properties regarding my unit in The Community, Jumeirah Village Triangle.
Despite having completed over 50% of the payment and adhering to all my contractual obligations, Aqua Properties has failed to take responsibility for critical issues regarding my property:
1. Discrepancy in Property Classification: The Initial Contract of Sale registered with the Dubai Land Department (DLD) clearly states my unit is a “Studio,” yet Aqua has imposed additional restrictions and fees, classifying it as a “hotel unit.” This misalignment was never communicated transparently during the sales process.
2. No Accountability or Response: Repeated attempts to resolve these issues with Aqua have been met with silence or deflection. No one within the organization has taken responsibility to address my complaints or facilitate the handover of the property.
3. Misleading Promises and Delays: For over a year, Aqua repeatedly claimed the project was nearing completion, only for further delays to occur. Moreover, I was pressured to pay the full amount nearly a year before the actual handover.
4. Unjustified Restrictions: I am now being forced to choose between self-occupancy or joining an expensive hotel pool program with inflated service charges, leaving no option for private rental. These terms were not part of the original agreement and severely impact the usability and value of the property.
As an international investor, I trusted Aqua Properties to deliver on their promises and maintain transparency, but this experience has left me deeply frustrated and disheartened. I expected a higher standard of professionalism and accountability from a reputed developer.
I urge Aqua Properties to address these issues immediately and work towards a fair resolution. Should this matter remain unresolved, I will have no choice but to escalate it further through legal and regulatory channels.
To other investors: Based on my experience, I strongly advise reconsidering any dealings with Aqua Properties. The lack of transparency, accountability, and repeated delays have severely eroded my trust in this company. If you are considering investing, proceed with extreme caution and scrutinize every detail of your contract to avoid potential complications and disappointment.

Disturbing and delusional behaviour of a real estate agent
Be aware of a certain Mr Lewis Knollman, an associate partner of Aqua Properties, who behaves in a juvenile and even disturbingly delusional way towards his customers. He closed a sale for me in September and he seems to think that just because he did a deal for me, he is entitled to ALL of my real estate deals in Dubai if he just makes so much as a passing mention of any project. And since I went to see the project with another broker, I, the investor, should face the wrath from him, an estate agent. He sent me garbage message and email, which are not only insolent but plainly rude, full of venom of a sulking teenager. I attach his delightfully psychotic email which he sent to me after I blocked him on WhatsApp. Viewer’s discretion is advised as some may find it disturbing. Mr Knollman, may I counsel that next time you feel your juvenile greed has not been totally satisfied perhaps you should learn to sulk in private and not to bombard your customers with virulent garbage messages. It may help you to continue to earn an existence in Dubai. I also offered the company an opportunity to respond and take action and apologise for its employee’s behaviour, sadly I have received no response. So it seems that it is in this company’s culture to treat their customers this way.
